SAIL ON: Knowing When To Let Go of Failing Love and Friendships ...

Over the past few months, I?ve taken a step back to really think about how I prioritize my time and attention. Outside of work, I spend a significant among of time forming and sustaining friendships. I love my friends. They?re a hilarious group of people with similar interests and philosophies of life. What separates them is the amount of attention and time they give our relationship. In many of my relationships (past and present), I?ve been the one to initiate reaching out and checking in, even when there was nothing coming from the other party. Needless to say, I learned the hard way that some of those people in my life were quite frankly not concerned with me. To some extent many of them had been indirectly (yet directly) walking out of my life, and I wasted time trying to keep them around.

The realization that the people can change, and reveal themselves to be a person not aligned with the character you got accustomed to, can be tough. Do you express your frustrations? Do you cut them off?? Both are viable routes. For me, when someone shows themselves to be unworthy of my friendship, we talk about it, and they still continue to operate under their terms; re-evaluating the relationship shouldn?t be an option.

In a powerful video clip I saw a few months ago, Bishop T.D. Jakes preached, ?When people can walk away from you, let them walk.? If you value your time, attention, love and friendship, why waste it on the undeserving? Why spend time trying to hold onto things and people who don?t want to be held? Why try bonding with people who don?t want to get closer to you? Doing these things hold your destiny and proverbial light, hostage.

When we let go of friendships that aren?t true friendships and love that is not reciprocated, all we are losing is the weight of broken promises and unfulfilled expectations. Focusing your attention on toxic relationships causes you to ignore the abundant love and friendship from others that?s probably in your face.

When people can walk away from you, let them walk!

MilitaryRecords.us.org Salutes The Female Soldiers Who Will Now Be Able To Fight For Their Country

Acknowledging that female service people can handle combat roles is a great step forward for our military.

Washington, D.C. (PRWEB) January 30, 2013

The Pentagon made a great leap forward with women's rights when they announced this week that women in the military will now be able to officially serve in combat roles, company officials for MilitaryRecords.us.org said yesterday.

?This is a great day for our country,? said company spokesman Josh Fraser. ?Women have always unofficially had combat roles, and now they can finally be recognized when they put their lives on the line.?

While women have been facing combat since the Iraq and Afghanistan wars began over a decade ago, they were never officially in combat. This meant that they could not get combat-based promotions, combat-based pay or medals fort combat.

?If an enemy shoots at you and you shoot back, you are in combat,? Fraser said. ?That's true if you are a man or a woman. Why should a woman not have the same right to rewards for combat situations when they are taking the same risks in combat as their male counterparts??

Fraser said that concerns that military discipline will be affected by the decision have no basis in fact or precedent.

?When you are in a foxhole and someone saves your life, you don't care what gender they are,? Fraser said. ?All you care about is that they are a good soldier who performs their duty to the best of their ability.?

MilitaryRecords.us.org said they will be happy to update their military records database to reflect the reality.

?The first time we can report that a female service member received the Bronze Star for combat-related activity will be a great day for our country,? Fraser said. ?We are glad the military has moved into the 21st century.?

About MilitaryRecords.us.org:

MilitaryRecords.us.org is a database that provides service members, families, and more with access to military records and other public records in minutes. From family military history research to a veteran checking their own record, the MilitaryRecords.us.org database can find all information available.

Obama pushes Congress on immigration, split emerges

LAS VEGAS (Reuters) - Just over a week into his second term, President Barack Obama took his fight for immigration reform to the West on Tuesday and pushed Congress to quickly find a path to citizenship for 11 million undocumented residents.

But as Obama praised a bipartisan immigration plan during a speech in Las Vegas, disagreement emerged between the White House and Republicans that underscored the difficulty of resolving an emotive issue that has long defied a legislative fix.

"I'm here today because the time has come for common-sense, comprehensive immigration reform," Obama said at a high school. "The time is now. Now is the time."

After years on the back burner, immigration reform has suddenly looked possible as Republicans, chastened by Latino voters who rejected them in the November election, appear more willing to accept a thorough overhaul.

Action on immigration was sidelined by economic issues and healthcare reform during Obama's first term but it is part of an ambitious liberal agenda the Democratic president laid out last week in his second inaugural address. That agenda also includes gun control, gay rights and fighting climate change.

Hispanic voters were crucial in winning Nevada for Obama in November and the crowd at the high school was supportive.

"Si se puede," yelled some, using a Spanish phrase that harked back to Obama's 2008 "Yes we can" campaign slogan. Some in the audience were brought to tears when he talked about the difficulties some immigrants have experienced.

In Washington, however, differences quickly emerged between what Obama would like and the proposals by the bipartisan "Gang of Eight" senators, whose plan is heavy on border security.

Obama pushed for a pathway to citizenship for illegal immigrants that is faster than the one the Senate group proposed.

Rather than emphasize border security first, he would let undocumented immigrants get on a path to citizenship if they first undergo national security and criminal background checks, pay penalties, learn English and get behind those foreigners seeking to immigrate legally.

"We all agree that these men and women should have to earn their way to citizenship. But for comprehensive immigration reform to work, it must be clear from the outset that there is a pathway to citizenship," he said.

For Republicans, this is a sticking point. The Gang of Eight plan envisions first taking steps to toughen security along the U.S.-Mexican border before setting in motion the steps illegal immigrants must take to gain legal status.

That difference was enough to raise concerns among Republican lawmakers who are trying to frame a package that can pass the Republican-led House of Representatives.

RUBIO "CONCERNED"

A Hispanic Republican, Senator Marco Rubio, complained that Obama's speech neglected border security and left the impression that "he believes reforming immigration quickly is more important than reforming immigration right."

"I am concerned by the president's unwillingness to accept significant enforcement triggers before current undocumented immigrants can apply for a green card," he said. "Without such triggers in place, enforcement systems will never be implemented and we will be back in just a few years dealing with millions of new undocumented people in our country."

Republicans will likely oppose any immigration plan that doesn't put border security first.

"This provision is key to ensuring that border security is achieved, and is also necessary to ensure that a reform package can actually move through Congress," said newly elected Senator Jeff Flake of the border state of Arizona.

In addition, Obama made no mention of creating a temporary guest worker program geared to the low-skilled, labor-intensive agricultural industry. Labor unions do not yet support such a program.

Another point of contention is expected to be whether same-sex couples are granted the same benefits as heterosexual couples under immigration reform - something the White House says Obama will insist upon but which the Senate group did not deal with.

Obama's speech in Nevada, coming a little more than a week after his second inauguration, reflects the growing clout of Hispanic voters, as does Republican willingness to move on the issue.

The president said that if Congress is unable to act in a timely fashion, he will propose immigration legislation of his own and "insist that they vote on it right away."

Immigration reform could give Obama a landmark second-term legislative achievement, but the White House is mindful that success on such a divisive issue will require a delicate balancing act.

The last major attempt at an immigration overhaul was done by Republican President George W. Bush in 2007. It collapsed in Congress. Obama did not follow through with a promise to seek an overhaul in his first term, fearing a repeat of the earlier debacle.

"We can't allow immigration reform to get bogged down in an endless debate. We've been debating this a very long time. So it's not as if we don't know technically what needs to get done," Obama said.

Republicans who saw their presidential nominee, Mitt Romney, receive only 27 percent of the Hispanic vote in the election loss to Obama are adamant that steps must be taken to draw more Hispanics to their party's ranks.

This could be a slow process to change hearts and minds.

"I don't know about voting for them (the Republicans) yet but they definitely are starting to talk about things we want to hear," said Maxima Guerrero, 22, a community college student in Phoenix. Originally from Morelos, Mexico, she was brought to the United States at age five.

In addition to dealing with Republican demands, Obama needs to watch his left flank, where unions worry about temporary workers' programs.

And the American Civil Liberties Union warned against an erosion of rights under plans to tighten the employment verification system that determines whether a worker is in the United States legally.

"While there are components of the Senate plan that provide millions of aspiring citizens the legal status they deserve to live, work, and raise their families free of fear, others, such as mandating E-Verify and continued wasteful and unnecessary spending on the border, raise serious civil liberties concerns," said Anthony D. Romero, ACLU executive director.

Live: Amazon Misses Estimates On Earnings ... - Business Insider

Verizon

This Tech Earnings Update is brought to you by Verizon.

Jeff BezosAmazon reported revenue and earnings that were below Wall Street's printed expectations, but the stock responded by soaring to an all-time high.

(The company's profit margin was modestly higher than expected. And the stock is likely benefitting from some short-covering, as Amazon bears panic and cover their bets).

Amazon stock hit an all-time high of about $285 in after-market trading. That gives the global ecommerce leader a market cap of about $125 billion.

Here are the numbers:

  • EPS: $0.21 cents versus consensus estimate of $0.28 cents
  • Revenues: $21.27 billion versus estimate of $22.3 billion

Other important numbers:

  • $97 million of net profit, down 45% from last year
  • Q1 sales guidance: $15-16.6 billion, versus estimates of $16.85 billion.

"We?re now seeing the transition we?ve been expecting,? Jeff Bezos, said in the release. ?After 5 years, eBooks is a multi-billion dollar category for us and growing fast ? up approximately 70% last year. In contrast, our physical book sales experienced the lowest December growth rate in our 17 years as a book seller, up just 5%. We're excited and very grateful to our customers for their response to Kindle and our ever expanding ecosystem and selection.?

Here are the notes from the earnings call:

Click here to update this post.

5:01 - The call is beginning?

VP of Investor Relations, Sean Boyle, and CFO Tom Szkutak on the line

5:03 - Tom begins

Talking about all the financials...

Investing in technology and infrastructure including Amazon web services. World wide revenue grew more than 20%. Media revenue increased 10% excluding foreign exchange.?

Now talking about operating expenses.?

5:08 -?Turning to balance sheet...Numbers are all here in the release.

5:10 - Guidance

Guidance - based on order trends we see today. Not possible to accurately predict demand. Giving a big disclaimer.

Net sales between $15-16.6 billion for Q1.

Gap operating income $258 million loss and $65 million positive income.?

5:11 - Moving on to questions

First question from Morgan Stanley - Are there other parts of the business where you can transition to more of fixed cost?

Tom - You're right in terms of over past few years we have expanded our fulfillment network. You're seeing that reflected in our transportation costs and fulfillment expense is really not fixed. Seeing that all reflected in margins. In terms of other opportunities, there are a number of opportunities as we invest in individual customer experience areas across the business. Many of those will be on our website. As they grow they become more effective on per unit or customer basis. There are a number of opportunities that we will have moving forward to do that.

Next question from JP Morgan. Asking about shift to 3rd party in video game space in particular. Are there specific categories you would point to where you've made this shift?

Tom - We did see a good expansion as you mention in 3rd party units. Increased from 36% last year. Overall unit growth rate was 32%. 3rd party was in excess of 40%.

Question from Jeffries - Would you provide any insights around shipping?

Tom - Not a lot I can comment on in regards to plans. We opened up 20 new fulfillment centers and we saw very rapid growth in fulfillment capacity and we'll stay tuned and let you know more as year progresses.

RBC Capital Markets question - Last couple of calls you've called out specific investments. You didn't do it this quarter. Does that mean we're at end of major investment cycle?

Tom - In terms of unit growth, there's not a lot more I can add to it. We did see substantially high unit growth in Q4; we're seeing very strong 3rd party growth. I wouldn't read into anything related to investment cycle. In terms of levels of how much we'll add, stay tuned.

5:19 - Goldman Sachs question - Sales tax issue; impact of being closer with faster delivery in new states. Net net, what do you see as being the impact of rolling out fulfillment center footprint, taking both those things into account?

Tom - I'm not really sure how best to answer your question. We certainly have expanded rapidly since 2009. 2010-2012 we've rapidly increased footprint globally. Can carry a much broader selection. We continue to be in the locations we'd like to be in and we'll continue to expand our footprint over time and become even closer and closer to customers.

5:21 - Gene Munster question - Growth in 3rd party, is that higher margin?

Tom - That's what we attempt to do from a pricing standpoint is to try and be agnostic. This is on a 3rd party versus retail. We've also added a lot of other services in terms of fulfillment. Certainly as you look at last few years we've been very heavily expanding because growth we've been experiencing puts pressure on cost structure. Again, we're certainly attempting at least on a product basis to be roughly agnostic.

5:23 - Nomura question - Kindle and Kindle HDs. Attach rate trends.

One thing certainly to look at, number that was in the release today, multi-billion-dollar e-book business growing. Launched it just five years ago. Seeing very good progress in other digital media categories. Seeing Prime customers who are watching free content through our video platform has gone over year over year, increased membership year over year, they're also purchasing paid content. Watch free but also paying for new content which is great. We've launched a number of new services on the music side. I can't give you specific for attach rates but business is making good progress and it's still very early.

Deutsche bank question - Reclassified some revenue in early 2012.?

In terms of overall selection, as we were talking about earlier in terms of having more expanded footprint, there's no question that's helping us add selection more economically to Prime. That's both in terms of third party selection and retail selection. We did add shipping portion fees in Q1 2012 and we see some benefit year over year. Still seeing leverage

Merill Lynch question - Able to call out Taiwan and video game categories. ANy reason revenues were in lower half of this quarter.

Tom - If you look at our growth rate, we were up 23% on a revenue basis, higher in per unit basis. In terms of some of things we saw, we saw solid growth across many different categories and geographies year over year. Some things to call out that may have been a little softer: we did see some of higher average selling price items be softer. Consumer electronics subcategories like TVs and MP3 players, digital cameras to some extent were softer. But again, with base that we have in Q4, still very solid growth. Another one, we were thrilled to have Paper White in our lineup, certainly the best e-reader that's out there, but we couldn't keep up with demand. We would have had more sales in Q4 if we were able to keep up with demand. Team is working very hard to make sure we have good in stock moving forward on that product.

Amazon instant video question - Ability to add exclusive content, and what relationship is between adding more titles on hardware, like Kindle devices?

Tom - We'll continue to expand our selections in terms of Prime instant video and in a number of different ways. We have a very interesting selection right now as it relates to Prime overtime. Beyond that, you'll have to stay tuned.

5:30 - Evercore partners question - Question on other segment line.

In terms of EWS business, We've increased number of services dramatically over last couple of years. We'll continue to innovate on behalf of customers in that space. Others go into that line item: credit card and marketing revenue goes in there. But again, EWS is in that line item.

5:32 - Barclay's question: Pace of business throughout fourth quarter. Deceleration in month of December?

Tom: Not a lot of specifics. We don't talk about trends within the quarter. But in terms of year over year growth, obviously the Q4 is very seasonal. December is by far largest month. In terms of digital growth rates, not a lot of comments there. In terms of international, a lot of geographies we are investing in heavily. China would be one. Some of the European countries we're investing in. You're seeing those represented in those segment results.?

5:33- Citi question - Domestic versus international margins?

Not a particular call out that I can make on that. In terms of the difference between the two, keep in mind a couple factors: Mix of business is a little bit different. Also have newer geographies that we're investing in have a longer term horizon for returns. So those are factors that you look at the two segments differently.

5:35 - Video game sales impacted YOY growth?

We haven't broken out first party versus third party. That's not something we've done. Not something I can help you with there?

5:37 - Accounting clarification. Second question: LivingSocial Amazon investment.

There's not a lot I can specifically talk about as it relates to LivingSocial. So I'd encourage you to look at our full disclosures related to that. Local - there still is a very interesting opportunity there. We do have an investment in LivingSocial and a local business ourselves. So it's an interesting opportunity and a long term opportunity to make that even better. Think about it over the long-term horizon and it's very early there.

5:37 - Call ends.

NYC DOE' Common Core Idiocy Hurts Kindergartener's Education

No more paints, no more songs. It's kindergarten time in the New York City Department of Education. Kiddies, you're all cogs in the accountability machine. You must think career at age five. Too bad you are not in a Montessori, Friends or Fieldston school (Links are to admission pages). Oh, I forgot, your parents are not hedge fund managers.

The DOE experts students to unpack verbal statement constructs or theorize about math. Every child is a Noam Chomsky or Ahmes. The teacher is just holding you back from this unless she or he cooperates with the DOE program.

This in, from Susan Edelman at the New York Post, "Playtime?s over, kindergartners Standards stressing kids out":

Kindergarten has come a long way, baby ? too far, some say.

Way beyond the ABCs, crayons and building blocks, the city Department of Education now wants 4- and 5-year-olds to write ?informative/explanatory reports? and demonstrate ?algebraic thinking.?

Children who barely know how to write the alphabet or add 2 and 2 are expected to write topic sentences and use diagrams to illustrate math equations.

?For the most part, it?s way over their heads,? a Brooklyn teacher said. ?It?s too much for them. They?re babies!?

In a kindergarten class in Red Hook, Brooklyn, three children broke down and sobbed on separate days last week, another teacher told The Post.

When one girl cried, ?I can?t do it,? classmates rubbed her back, telling her, ?That?s OK.?

?This is causing a lot of anxiety,? the teacher said. ?Kindergarten should be happy and playful. It should be art and dancing and singing and learning how to take turns. Instead, it?s frustrating and disheartening.?

The city has adopted national standards called the Common Core, which dramatically raise the bar on what kids in grades K through 12 should know.

The jargon is new, too. Teachers rate each student?s performance as ?novice,? ?apprentice,? ?practitioner? or ?expert.?

Kindergartners are introduced to ?informational texts? read aloud, such as ?Garden Helpers,? a National Geographic tale about useful pests.

After three weeks, kids have to ?write a book about what they?ve learned,? with a drawing and sentences explaining the topic.

In math, kids tackle concepts like ?tally chart,? ?combination,? and ?commutative property,? DOE records show.

The big test: ?Miguel has two shelves. Miguel has six books . . . How many different ways can Miguel put books on the two shelves? Show and tell how you know.?

An ?expert? would draw a diagram with a key, show all five combinations, write number sentences for each equation, and explain his or her conclusions using math terms, the DOE says.

?A child who?s an ?expert? is more like a second-grader,? said Cathleen Vecchione, a kindergarten teacher at PS 257 in Williamsburg, Brooklyn.

?At this point, we?re not ready for it,? she said, noting delays caused by Hurricane Sandy.

The ?super challenging? demands leave less time for puzzles, coloring and games, she said.

DOE spokeswoman Erin Hughes said, ?These are the types of activities and exercises that students need to work on to acquire the skills they need to be ready for middle school, high school, college and careers.?

But kindergarten, she added, should include a ?wide range of activities, including free play.?

Study: Distant rural areas may feel cities' heat

WASHINGTON (AP) ? Heat rising up from cities such as New York, Paris and Tokyo might be remotely warming up winters far away in some rural parts of Alaska, Canada, and Siberia, a surprising study theorizes.

In an unusual twist, that same urban heat from buildings and cars may be slightly cooling the autumns in much of the Western United States, Eastern Europe and the Mediterranean, according to the study published Sunday in the scientific journal Nature Climate Change.

Meteorologists long have known that cities are warmer than rural areas, with the heat of buildings and cars, along with asphalt and roofs that absorb heat. That's called the urban heat island effect and it's long been thought that the heat stayed close to the cities.

But the study, based on a computer model and the Northern Hemisphere, now suggests the heat does something else, albeit indirectly. It travels about half a mile up into the air and then its energy changes the high-altitude currents in the atmosphere that dictate prevailing weather.

"Basically, it changes the flow." said Guang Zhang of the Scripps Institution of Oceanography in La Jolla, Calif. He wrote the paper with Aixue Hu at the National Center for Atmospheric Research in Boulder, Colo.

This doesn't change overall global temperature averages significantly, unlike man-made greenhouse gases that cause global warming. Instead it redistributes some of the heat, the scientists said.

The changes seem to vary with the seasons and by region because of the way air currents flow at different times of the year. During the winter, the jet stream is altered and weakened, keeping cold air closer to the Arctic Circle and from dipping down as sharply, Hu explained.

The computer model showed that parts of Siberia and northwestern Canada may get, on average, an extra 1.4 degrees to 1.8 degrees Fahrenheit (0.8 to 1 degree Celsius) during the winter, which "may not be a bad thing," Zhang said. The effect isn't quite as much in northern North Dakota and Minnesota, where temperatures might be about half a degree warmer (0.3 degrees Celsius), and even less along the East Coast.

In contrast, Europe and the Pacific Northwest are cooled slightly in the winter from this effect. The jet stream changes prevent weather systems from bringing warmer air from the Atlantic to Europe and from the Pacific to the U.S. Northwest, thus cooling those areas a bit, he said.

The biggest cooling occurs in the fall, but Hu said he's not quite sure why that happens.

Several outside scientists said they were surprised by the study results, calling the work "intriguing" and "clever." But they said it would have to be shown in more than one computer model and in repeated experiments before they could accept this theory.

"It's an interesting and rationally carried out study," said David Parker, climate monitoring chief of the United Kingdom meteorology office. "We must be cautious until other models are used to test their hypothesis."

Ousted 'Loser' talks clash with Jillian Michaels

By Ree Hines, TODAY contributor

When Jillian Michaels returned to "The Biggest Loser" after her recent two-season break, she was a changed woman. The tough-talking trainer became a mother of two during her absence. But if the contestants on the ranch thought that motherhood meant that she'd mellowed out, they soon learned how wrong they were.

?

In fact, the trainer returned tougher than ever before, as ousted contestant Pam Geil discovered during her time on Jillian's team.

"Jillian, you know, she's got a real tough-love approach, and it doesn't necessarily work on anyone -- everyone, I should say," Pam reflected during a Monday morning visit to TODAY. "She's a great trainer; she knows what she's doing. It's just ? we just had a little friction."

?Despite that friction, Pam found reason to celebrate while still on the ranch. The week before she was sent packing, she was particularly happy with a 9-pound loss, so she did an enthusiastic dance on the scale that viewers aren't likely to forget any time soon.

"That was following our chaotic last-chance workout (where Jillian and I) screamed at each other," she explained. "I was so nervous I was going home and that (fight) would be my legacy."

So a celebratory dance just seemed like the thing to do. Since going home, Pam has had even more reasons to dance. She's dropped a total of 30 pounds on her own -- in addition to the 30 she lost on the show.

See how Pam's former teammate Danni -- the last remaining member of her team -- fares with Jillian when "The Biggest Loser" airs Monday night at 8 p.m. on NBC.

Do you think Pam's problems with Jillian contributed to her early exit? Share your thoughts on our Facebook page.

How to make your iPhone password stronger: Use an accent

18 hrs.

We've?talked before?about using a longer passcode on your iPhone instead of a 4-digit pin, but as the tech blog Digital Inspiration points out, adding in accented characters adds yet another level of security.

The idea is that most people aren't going to bother dealing with accented characters (if you hold down on a letter, the available accented characters show up) when they're trying to guess your password. To use these, you first have to turn on the alphanumeric passcode. Just head into Settings > General > Passcode Lock, and turn off Simple Passcode. You'll be asked to enter in a new password, so throw in a few accented characters. It might make it a bit of a pain to enter in your passcode, but at least it's more secure.

A fire that swept through a crowded nightclub in southern Brazil early Sunday and killed more than 230 people appears to be the deadliest in more a decade. Here is a look at some of the biggest nightclub fires in the past century:

? A blaze at the Lame Horse nightclub in Perm, Russia, broke out in December 2009, when an indoor fireworks display ignited a plastic ceiling decorated with branches, killing 152.

? A December 2004 fire killed 194 people at an overcrowded working-class nightclub in Buenos Aires, Argentina, after a flare ignited ceiling foam.

? A nightclub fire in the U.S. state of Rhode Island in 2003 killed 100 people after pyrotechnics used as a stage prop by the 1980s rock band Great White set ablaze cheap soundproofing foam on the walls and ceiling.

?In China's worst nightclub disaster in recent years, a fire blamed on a welding accident tore through a disco in the central city of Luoyang in December 2000, killing 309 people.

?A fire at the Ozone Disco Pub in 1996 in Quezon City, Philippines, killed 162 people, many of them students celebrating the end of the school year.

?In 1977, 165 people perished and more than 200 were injured when the Beverly Hills Supper Club in Southgate, Kentucky, which touted itself as the Showplace of the Nation, burned to the ground.

?A fire killed 492 people at Boston's Cocoanut Grove club in 1942, the deadliest nightclub blaze in U.S. history. The fire led to the enactment of requirements for sprinkler systems and accessible exits with emergency lights not linked to the regular lighting system.

?In 1940, a fire ignited the decorative Spanish moss draping the ceiling of the Rhythm Night Club in Natchez, Mississippi, killing 209 people. Hundreds of patrons ran to the only exit. The windows had been boarded shut to keep unwanted guests from sneaking in.

UK: Specific threat to Westerners in Somaliland

LONDON (AP) ? British diplomats say that there is a specific threat to Westerners in the Somaliland region of Somalia and have urged any British citizens in the area to leave immediately.

In a statement emailed to reporters Sunday the British Foreign Office did not go into any further detail as to the nature of the threat but noted that "kidnapping for financial or political gain, motivated by criminality or terrorism" was a threat throughout the country.

The new warning comes only days after Western governments urged their citizens in the Libyan city of Benghazi to leave in response to what was described as an imminent threat to Westerners.

Machines have feelings too!

Steampunk, Dieselpunk, Cyberpunk...These are neat and all, but they are basically just variations of ice cream. What if I want a dang sandwich instead of more dessert? Biopunk! Something I haven't really seen done. Now, I'm not talking genetic mutation of humans or any of that vanilla garbage. I'm talking machines that breed, buildings that grow, and technology that evolves organically!

My idea: Alternate timeline universe where technology as we know it never occurred. Since the dawn of sentient life, all forms of "technology" have been simply animals or plants that were cultivated into tools. Over the eons the level of sophistication has grown to be far more advanced than we have today, but at the same time, many things we take for granted don't exist.

There is no electricity, nor cell phones, computers, the internet, or other convenience items. There are many things which can take place of that though.

For long distance communication, stations that resemble phone booths are grown as twins, then separated and transported to the locations they are needed. The booths are plantlike, and psychically linked to each other. Inside there is a patch of growth that is bio-luminescent and able to produce colors similar in to the manner of a cuttlefish, effectively making a television screen. The booths also have a device that temporarily grafts to the back of the user's neck, enabling them to hear the thoughts of the occupant in the adjoined booth. Obviously, since this method of communication isn't portable, each meeting needs to be scheduled ahead of time.

For that purpose, small mouse like creatures are also bred. They, too, are psychically linked, and when one is activated, all others from the same litter will light up as well. This makes these creatures invaluable to special operations teams, businessmen, married couples, and anyone who needs to keep in contact with others instantaneously.

There are no cars, trains or planes. Several different types of transportation exist, from simple four legged mounts to encapsulating tank like creatures, and no two are exactly the same(unless they are twins of course). Each has a different method of control, as well as their own temperament and personality.

Much of the world is vegetarian, due mostly to the fact that nearly all animal life tastes horrible and is slightly toxic. There is no economy system, nor currency. Most services are free of charge, such as inns, restaurants and bath houses. Goods such as clothing or mounts can be traded for using seeds or breeding animals.

These are some of the ideas I come up with, but I still don't have a definitive plot or detailed mechanisms yet. If anyone has ideas to offer, I'd be very grateful. Let me know what you all think!

Russian parliament backs ban on 'gay propaganda'

Yuri Kochetkov / EPA

Russian Interior Ministry officers detain two gay rights activists during an unsanctioned protest in front of the Duma, Russia's lower house of parliament, in Moscow on Friday.

By Gabriela Baczynska and Alissa de Carbonnel, Reuters

Russia's parliament backed a draft law on Friday banning "homosexual propaganda," in what critics see as an attempt to shore up support for President Vladimir Putin in the country's largely conservative society.

Only one deputy in the State Duma lower house voted against the bill, but passions spilled over outside the chamber, where 20 people were detained after scuffles between Russian Orthodox Christians and gay activists who staged a "kiss-in" protest.

"We live in Russia, not Sodom and Gomorrah," United Russia deputy Dmitry Sablin said before the 388-1 vote in the 450-seat chamber. "Russia is a thousands-years-old country founded on its own traditional values - the protection of which is dearer to me than even oil and gas."

Veteran human rights campaigner Lyudmila Alexeyeva described the draft law as "medieval" and said it was intended to appeal to conservative voters after months of protests that have sapped Putin's popularity.

"It (the Duma) is relying on the ignorance of people who think homosexuality is some sort of distortion," she said.

The legislation has served to deepen divisions in society since Putin returned to the presidency in May and began moves seen by the opposition as designed to crackdown on dissent and smother civil society.

During the process, Putin and his supporters have underlined what they see as conservative, traditional Russian values.

He has drawn closer to the Russian Orthodox Church during this time, hoping the support of one of the most influential institutions in Russia will consolidate his grip on power.

Scuffles outside the Duma
In a sign of the passions caused by the bill, clashes broke out between supporters and opponents outside the Duma, a few hundred meters from the Kremlin in central Moscow.

Supporters, some of them holding Russian Orthodox icons and crosses, cheered and threw eggs as police hauled away gay activists, one of whom was splashed with green paint. Police said 20 people had been held.

The law must be passed in three readings by the lower house, approved by the upper house and then signed by Putin to go into force. It would ban the promotion of gay events across Russia and impose fines of up 500,000 roubles ($16,600) on organizers.

Supporters of the law welcome moves that would allow the banning of gay rights marches and complain about television and radio programs which they say show support for gay couples.

"The spread of gay propaganda among minors violates their rights," ruling United Russia party deputy, Elena Mizulina, who chairs the Duma's family issues committee. "Russian society is more conservative so the passing of this law is justified."

Putin's critics say the law is the latest in a series of legislative moves intended to stifle the opposition.

In a sign Kremlin-loyal lawmakers hope to eliminate all opposition in the house, two deputies who joined in street protests against Putin said on Friday that their Just Russia party threatened to kick them out if they continued to do so.

Public approval for Putin, who is now 60, stood in January at 62 percent, the lowest level since June 2000, an independent pollster said on Thursday.

Putin and the church
Putin, a former KGB spy who has criticized gays for failing to help reverse Russia's population decline, has increasingly looked for support among conservative constituencies and particularly the church to offset his falling support.

The Russian Orthodox Church, resurgent since the collapse of the Soviet Union in 1991, has spoken out against homosexuality. Putin drew closer to the clergy during the trial and sentencing this summer of three members of the Pussy Riot punk band over their protest in the country's main cathedral.

Anti-gay propaganda laws are already in place in Arkhangelsk, Novosibirsk and St Petersburg, Putin's home city, where it was used unsuccessfully to sue American singer Madonna for $10 million for promoting gay love during a concert last year.

Some deputies raised concerns the bill would be misused, asking how it would define homosexuality, and one said the house was meddling in issues beyond its scope.

"Do you seriously think that you can foster homosexuality via propaganda?" the only deputy who voted against the bill, United Russia's Sergei Kuzin, challenged its authors during the debate.

Homosexuality, punished with jail terms in the Soviet Union, was decriminalized in Russia in 1993, but much of the gay community remains underground and prejudice runs deep.

In Moscow, city authorities have repeatedly declined permission to stage gay parades and gay rights' allies have often ended in arrests and clashes with anti-gay activists.

Chastain films take top 2 spots at box office

NEW YORK (AP) ? Jessica Chastain easily outmuscled Arnold Schwarzenegger and Mark Wahlberg over the weekend, topping the box office with both her supernatural horror film "Mama" and the Oscar-nominated Osama bin Laden hunt thriller "Zero Dark Thirty."

"Mama" opened well above expectations with a box-office topping $28.1 million for Universal Pictures, according to studio estimates Sunday. Chastain also held the second spot with "Zero Dark Thirty," for which she's nominated by the Academy Awards for best actress. In its second week of wide release, "Zero Dark Thirty" took in $17.6 million.

The films' strong performances made an unlikely box-office queen out of a chameleon-like actress that even fans of "Mama" might have trouble picking out of a lineup. Chastain, whose credits range from Terrence Malick's "The Tree of Life" to "The Help" (for which she was also Oscar nominated), even accomplished the rare feat by besting a couple more traditional box-office stalwarts.

Schwarzenegger's post-governorship comeback got off to a terrible start. His action flick "The Last Stand" opened with just $6.3 million for Lionsgate, one of the worst debuts for the brawny 65-year-old star. The film came in 10th.

Though Schwarzenegger co-starred in "The Expendables 2," which opened with $28.6 million in August, "The Last Stand" is his first proper starring vehicle since exiting the California governor's seat in January 2011.

The Mark Wahlberg, Russell Crowe-led New York crime film "Broken City" didn't fare much better. The Fox release premiered with $9.1 million.

The Oscar-nominated "Django Unchained," meanwhile, became the director's biggest box-office hit in its fourth week. The Weinstein Co. release surpassed his previous film, "Inglourious Basterds," by adding $8.2 million for a domestic total of $138.4 million. But it did exceptional business internationally, taking in $48.1 million and proving that Tarantino's Spaghetti Western set in the antebellum South had tremendous appeal worldwide.

But domestically, audiences flocked to the PG-13-rated "Mama," which bore the imprimatur of the well-respected fantasy-spinner Guillermo Del Toro, a producer.

"Never underestimate the drawing power of a PG-13 horror film," said Paul Dergarabedian, box-office analyst for Hollywood.com.

Nikki Rocco, head of distribution for Universal Pictures, acknowledged the apparently limitless appetite for such a film, if done right: "That's why we did it," she said.

"It's a fun film without a lot of extraordinary violence," said Rocco, who added she would have been "thrilled" with a debut in the mid- to high-teens. "Young people like scary stuff."

With Martin Luther King Jr. Day on Monday, Hollywood will get a virtual four-day weekend at the box office. Universal is predicting "Mama" to finish with $33.2 million by the end of Monday.

Though horror films generally are a hit with male audiences, "Mama" appealed strongly to females, who made up 61 percent of its moviegoers. That was key on a weekend filled with male-driven movies, including "Broken City," ''The Last Stand," ''Django Unchained" and Warner Bros.' "Gangster Squad."

"It's an incredibly competitive marketplace for testosterone-driven films," said Dergarabedian.

The Weinstein Co.'s "Silver Linings Playbook," nominated for eight Academy Awards including best picture, expanded to its largest number of theaters in its 10th week of release. Playing in 2,523 theaters, a jump of 1,713 theaters, the David O. Russell film took in $11.4 million on the weekend ? the same in which its star Jennifer Lawrence hosted "Saturday Night Live" ? for a cumulative $55.3 million.

Other Oscar favorites saw their largest boost internationally. Ang Lee's 3-D fantasy "Life of Pi" continued to attract moviegoers worldwide, adding $20.7 million to its huge $393.9 million international haul. The international take for Tom Hooper's musical, "Les Miserables," also grew to $150.5 million with $19.4 million on the weekend.

Kim Dotcom Touts New Site as Legal, 'Fresh Start' - The Hollywood ...

Fairfax Media/Getty Images

SYDNEY - Indicted Internet entrepreneur Kim Dotcom formally unveiled his new file sharing and cloud storage service Mega in a press conference from his mansion near Auckland, New Zealand on Sunday, arguing that it was legal and made possible because of the shutdown of Megaupload.

"This fresh start for Mega is a good thing,? the German-born, New Zealand resident said during the press conference, which was live streamed online ahead of what was billed as a lavish Sunday night launch party for the new site at his mansion.

He even argued that the downfall of his former website Megaupload made the new site possible. "It wouldn't have even been possible to do this," news organization Fairfax NZ quoted him as saying. "No one else who is currently in business in the file storage arena can just update their site and be like us, you have to start from scratch."

?

THR COVER: Megaupload's Kim Dotcom: Inside the Wild Life and Dramatic Fall of the Nerd Who Burned Hollywood

In an interview with Reuters, meanwhile, Dotcom emphasized that the new site launch was not meant to be revenge on Hollywood or U.S. authorities. "This is not some kind of finger to the U.S. government or to Hollywood," he said.

And he added: "Legally, there's just nothing there that could be used to shut us down. This site is just as legitimate and has the right to exist as Dropbox, Boxnet and other competitors," he said in reference to well-known cloud storage services.

STORY: Hollywood to Produce Kim Dotcom Documentary; Book in the Works

At one point during his Sunday press conference, Dotcom even said his goal was to list the new business, which uses the company name The Privacy Company, on the New Zealand Stock Exchange.

Ahead of the launch of Mega, the Motion Picture Association of America, which claims copyright infringement by Megaupload, remained skeptical.

"We are still reviewing how this new project will operate, but we do know that Kim Dotcom has built his career and his fortune on stealing creative works," the MPAA said in a statement cited by Fairfax NZ. "We'll reserve final judgment until we have a chance to take a closer look, but given Kim Dotcom's history of damaging the consumer experience by pushing stolen, illegitimate content into the marketplace, count us as skeptical."

The Mega site launched Sunday morning New Zealand time, and within several hours over 250,000 users had registered for the site, according to Dotcom. As the site went live, he tweeted: "As of this minute one year ago #Megaupload was destroyed by the US Government. Welcome to Mega.co.nz?.

Dotcom and several associates were arrested during a raid on his mansion in outer Auckland a year ago on charges of racketeering, copyright infringement and money laundering. The charges said that Doctom?s then-website, Megaupload, enabled Internet piracy and illegal downloading through its file sharing service.

Hearings about a possible extradition to the U.S. are due to be heard in New Zealand in March. Dotcom said Sunday he was hoping to stay in New Zealand if the extradition proceedings fail.

"My biggest fear is if we succeed, will there be an end - will that be enough to say, 'OK, we made a mistake, leave this guy alone' or will the people in government and the senior people in law enforcement take this defeat and be bitter about it and try and find something else,? he told the press conference.

The new Mega site has been designed by Dotcom and Mathias Ortmann, Bram van der Kolk, and Finn Batato, Dotcom?s co-accused in the Megaupload case, while industry veteran Tony Lentinos serves as the CEO.

Mega.co.nz, like Megaupload, allows users to store and share large files, providing registered users with 50 gigabytes of free storage. The key difference is an encryption and decryption feature for data transfers. The decryption keys for uploaded files are held by the users, not Mega, which means the company can't see what is in the files being shared. Dotcom can therefore argue that Mega can't be held liable for content it can not see, according to Fairfax NZ.

"Even if we wanted to, we can't go into your file and snoop and see what you have in there," the company says in an online introduction. ?We are a dedicated group of technologists who were given the time, opportunity and Internet access to build an awesome cloud storage service that will help protect your privacy. We have programmed this Internet service from scratch in Auckland, New Zealand. Unlike most of our competitors, we use a state of the art browser based encryption technology where you, not us, control the keys.?

Syrian opposition seeks Qatar backing for transition government

ISTANBUL (Reuters) - The head of Syria's opposition coalition has flown to Qatar to secure promises of financial aid for a transitional government in rebel-held areas, sources at negotiations in Istanbul said on Sunday.

The talks on agreeing a transitional government had been hit by disagreement over whether a transitional government could survive when the Syrian National Coalition President Moaz Alkhatib left in the middle of deliberations, the sources said.

"It seems that there won't be a government unless Sheikh Moaz comes back from Qatar with enough to convince enough members of the coalition that any government they set up will be viable," said one coalition member who did not want to be named.

The talks launched Saturday are the opposition's second bid to form a transitional government, with its credibility at stake as the country slides into sectarian conflict between majority Sunnis and President Bashar al-Assad's minority Alawite sect.

The Syrian opposition is set for more talks in Paris on January 28, French Foreign Minister Laurent Fabius told radio station Europe 1.

The 70-member coalition, dominated by Islamists and their allies, was formed with Western and Gulf backing in Qatar at the beginning of December. Power struggles among its members have undermining efforts to agree a transitional government.

The United Nations says 60,000 people have been killed in the almost two-year revolt against Assad. A collapse of the country could draw in rival powers in a region where the Sunni-Shi'ite faultline has deepened since the Arab Spring revolts began in Tunisia two years ago.

Some coalition members doubt a transitional government is viable yet.

"There is agreement on the need to establish a transitional government but the majority opinion favors not to form it now without secure areas to operate in and enough international support and guarantees for direct recognition," Coalition member Ahmad Ramadan said.

"Otherwise the government will be born paralyzed," he added.

MUSLIM BROTHERHOOD

The Muslim Brotherhood, the only organized force in the Syrian opposition, has made it clear it does not favor a government at present. But opposition sources said the Brotherhood could change its mind if regional powers, especially Turkey and Gulf states, throw their support behind the project.

"Between the military effort and humanitarian and administration needs a transitional government needs up to $40 million a day to operate. There is no point creating a government that cannot meet the aspirations of the revolt," another source said.

Assad's forces massacred over 100 Sunni men, women and children when they overran an opposition-held district in the central city of Homs last week, in the latest in a string of ethnic cleansing of Sunni areas, according to opposition campaigners.

They said the massacre was part of a campaign to secure an open corridor for Alawite forces deployed on hills in Damascus and coastal bases. The Alawites, who have controlled Syria's military and security apparatus since the 1960s, follow an offshoot of Shi'ite Islam and comprise about ten percent of the population.

A few names have emerged as possible contenders for the prime minister job. The best known was that of Riad Hijab, the highest-ranking official to defect since the revolt, who does not enjoy a good relationship with the Brotherhood.

"Hijab was proposed as prime minister today but angry shouts rang immediately that he is a Baathist," said one member, referring to Assad's ruling Baath Party, in which Hijab served for decades.

China Steps up ?Fighting Readiness?: For Japan. US already caught ...

yAt some point in time, the banter between China and Japan becomes a serious enough situation that we all have to pay attention to it ? because it is already affecting business relationships.

?

It could be just a political ploy to show strength, but China?s official military press release sent out in the People?s Daily said that the military and the National police force need to focus on being able to ?fight and win a battle?. This was reportedly aimed at the Japanese and stems from a dispute over island chains off the coast of Japan ? we?ve spoken much about it.

?

The article in the newspaper suggested that the Chinese military will need to increase its live fire drilling and carry out military and police maneuvers in 2013 that would allow it to be ready to engage an enemy, and win a battle.

Senkaku Islands

Separately, China announced that it would conduct an official survey of its ?territorial islands and reefs? according to the AFP. This survey would involve the Senkaku Islands as they are known in Japan ? a region that both Japan and China lay claim to. There are still a number of details missing on this survey effort ? including the date it will be conducted and whether it will involve a ground force or simply an aerial reconnaissance effort. Japan strictly defies the effort and sees it as an infringement on its sovereignty.

?

The US is highly involved in the activities in the South China Sea. US and Japanese fighter jets carried out joint air exercises today ? the exercises being carried out near the disputed island chain as a sign to China that the US and Japan alliance is strong and ready to stand to defend that alliance.

?

Adding further intrigue to the situation in the disputed island chains and the moves by Japan and the US, ?coincidentally? the China Sovereign Wealth fund which currently holds more than $480 billion in US assets announced that it could cut holdings of US Treasury Bonds because they are ?becoming less attractive?. It?s not a coincidence ? it was a threat aimed at placing some ?cost? in an effort to keep the US neutral.

?

We aren?t recommending that businesses change any of their current relationships, it would be fool-hardy to do so. But, it is necessary to go into the Asian markets with ?eyes wide open? at the moment and realize that the political environment is changing rapidly, and at some point a misstep by either the US or Japan could create a difficult business environment. Moves like the one from the Chinese Sovereign Wealth Fund show just how quickly a dispute with military consequences can start in an economic battle framework. Stay tuned, this one is going to get interesting.

?

Remember that it was just a year ago that the President released his report on ?21st Century Priorities for Defense? in which it was written that readiness needed to be aimed at supporting stability in the Southeast Asia. As a company that could be trading with Southeast Asia, you need to be aware of the situation and watch the development of it ? especially if you are single sourcing products in the region.

Business Selling; the Social Way

With shopping going online in a big way, it is a major challenge for the sellers to track the consumer and the competition. ?Greg Moore, managing director, Huthwaite Asia-Pacific discusses here how sellers can optimize social media to focus on customers buying behaviour and navigate the sales process:?

In the past, when bricks and mortar reigned supreme, a seller?s competitors used to be the guy down the street peddling his wares or perhaps in another country reachable only via post or telephone. Now, competitors are generally unknown and everywhere courtesy of one element which has played a role in all of our lives ? the internet.

One significant result of the proliferation of the internet is social media, which has reduced the barriers and boundaries between people facilitating the ease of doing business say, from a remote location in Tanzania to a store in New York City. It has lessened costs and reduced labour expenses by making communications a breeze by reducing the time taken to communicate messages.

The change is not only in the mode of communications between businesses. It also extends to the relationship between buyers and sellers. More and more, consumers are relying on information resources available online in order to research their purchases. Online conversation creates a level of uncensored transparency and will often include reviews and queries from other potential customers. Retailers must find a way to engage consumers on a social level whilst promoting their products and services through addressing feedback both positive and negative.

Sellers have to be aware of changing dynamics in buyer?s preferences and adapt accordingly, finding new ways to intermediate in the customers? purchasing/buying journey. Huthwaite, the pioneer in buyer behavior research, has uncovered evidence indicating that by focusing on the buyer first, sellers can then uncover how to meet their needs ? leveraging sales and marketing in a more aligned and fluid fashion. Therefore, sellers are able to detect rapid changes in customers buying behaviour and accordingly cater to these new and ever-changing preferences.

Rather than view social media as a competing tool, sellers should optimise these direct channels to their target consumers. Here are four ways that sellers can use social media to navigate the sales process:

Research/Brand Platform: Social media channels enable sellers to understand the kind of user behaviours or opinions in a closer and quicker setting. One need not spend much on research to seek the type of buyers to approach. In the past, sellers who wanted information about consumer behavioural patterns may employ the use of research companies or send individuals out to ask questions and gather and compile the information to study and make conclusions from the research. Now, with the advent of social media, a company can just go to Facebook or online blogs to read what consumers are saying about their products and services or observe the people coming to their websites as well as using the search engine optimization tool to deduce the familiarity of their brand name. The latter is definitely much cheaper and less time-consuming. Observing the kind of behaviour when it comes to product purchases online and the behaviour of buyers on cyberspace will provide much insight into the needs of their target consumers.

Prospecting: Social media is useful for a prospecting in the B2B environment to learn about the latest news and developments of your prospects businesses. This can then be used to channel your messages. For instance, if the individual prospect blogs, or posts on LinkedIn, then you can learn about what is important to them and what is likely to strike a chord when you approach them.

Building Relationships: Social media channels enable buyers to make their grievances known and sellers can learn more about their buyers? problems and issues with the products and services and address them. This can enhance buyer confidence, help to build the relationship between the buyer and the seller, enable the seller to easily identify the needs of the target consumer and ultimately cater for these needs.

Given potential buyers can interact with organisations at an individual level and corporate level; it makes it imperative that there is consistent messaging ? a ?buyer-focused? approach and strategy implemented and managed across all social media channels.

Achieving Brand Consistency: Consistency in branding and messaging is a necessary promotion any social media strategy. By continuously reaching out to buyers online and leveraging on the relationship, sellers can deliver their key messages in a targeted and popular stream of media. Sellers can communicate with their customers on social media platforms and build relationships with their clients, consumers and prospects; a level of engagement that was previously unavailable.

Rather than viewing selling in a social world as a difficult and complicated process, sellers should optimize their social media efforts through leveraging activities across all channels in a positive and consistent fashion. Focus on the advantages posed by social media rather than its drawbacks and make use of them to facilitate the efficiency of sales processes. The alternative is to ignore a channel that is rapidly gaining in popularity and importance with consumers.

Commercial Mortgage Repayments: How Much Do You Know ...

repaying a commercial mortgageIn the face of continuing economic uncertainty and further threats of a step back into recession; it is vital for all those considering or currently within a commercial finance agreement, to remain fully aware of repayment methods, costs, additional fees and rises that they may become subject too.

Have you agreed to the best repayment method? Are you aware of the restrictions your commercial mortgage agreement could leave your business facing? And above all, can your business afford the rate of repayment or could a more improved deal have been agreed?

In 2012, there were a great number of reports which indicated that many businesses, of all sizes; had been left facing immense financial strain and potential liquidation as a result of unclear and highly unjust commercial agreements. The ?unjust? agreements had failed to protect the businesses in question and were in fact, according to common consensus; money making schemes for the once trusted banks. Although the end of the recession indicates a return of trust, to some degree; the uncertainty of the 2013 economic climate has left financial experts urging businesses of all sizes and all industries to seek a commercial mortgage agreement from an alternative lender, for it is the alternative lender in which the needs of a business are greater cared for and repayments made as easy as possible.

The repayment methods of a commercial mortgage will of course be dependent upon several issues including:

  • The financial needs of the business
  • The sum of borrowed funds
  • The length of the agreement
  • The financial potential of the business

A commercial mortgage can be used for a number of reasons, either for the purchase of a new business property, business expansion or debt relief. For those seeking a commercial agreement, an independent broker will analyse the financial situation of your business, the requirements, the potential of the business to comfortable make repayments and the length at which the agreement has been set for. Upon determining the state of a business; a commercial mortgage broker will offer a variety of repayment methods upon which, the best interests of your business will be taken into account, to determine the ideal solution.

The potential commercial mortgage repayments may include:

Interest only- This is a great, comfortable method in which the business will, for the first two to three years, make repayments only toward the interest on the loan. The benefit of such is that, once the term of interest repayment is complete and regular payments commence; the loan and in effect the monthly repayments will have lowered greatly as a result of the reduction in interest.

Fixed Rate- This is agreed to be the most ideal and comfortable method of commercial mortgage repayments. Analysing business cash flow and projections; a commercial mortgage broker will determine a steady sum of repayment that will not be subject to any interest rate hikes. A steady repayment will ensure the business has a better chance of managing cash flow and maintaining repayments without risk.

Variable Rate- This is considered the most risky form of commercial mortgage repayment and is the method offered by many high street lenders. A variable rate mortgage is one in which repayments will fluctuate according to the Bank of England base rate. In an already uncertain time, such a repayment method can cause immense difficulty for a struggling business however, a commercial mortgage broker will only offer this repayment method if there is a guarantee that the business owner can comfortably deal with the fluctuations.

In contrast to the banks and high street lenders that have left many business loan owners in more of a difficult situation than before; a commercial mortgage broker works for your business and achieves success only when having matched a business with the ideal lender. With that in mind, it can quite confidently be stated that, when opting for a commercial mortgage with an independent broker; only a sustainable and affordable repayment method will be agreed upon and you can rest assured that the needs of your business will always remain at the forefront of every decision.

In the face of a?continuing?unsettled economy; have you agreed to the right commercial loan repayment?
